Humane Society Of Manatee County Benefits From Planned Christopher Todd Community

Groundbreaking Supports The No-Kill Shelter Called A Second Chance Adoption

Tampa, FL (February 21, 2022) — Multi-family housing innovator Christopher Todd Communities and America’s Most Trusted® Home Builder Taylor Morrison Home Corporation (NYSE: TMHC) are bringing a new gated luxury Single-Story Rental Community (SRC) to Manatee County, FL located off Moccasin Wallow Road on the northern edge of Palmetto.

Christopher Todd Communities At Artisan Lakes will include 192 newly designed single-story homes on almost 21 acres. The one- and two-bedroom smart homes are expected to range from approximately 750-1,050 square feet and include private maintenance-free backyards, pet doors, and smart home technology and will be complemented by resort-style amenities including a pool, fitness center, BBQ area and dog park. This project marks the partnership’s first jointly branded luxury rental community in the greater Tampa area.

As part of the ceremonial groundbreaking, the two companies financially supported the Humane Society of Manatee County. The private, non-profit animal welfare organization has been serving the public for more than 50 years. It operates a no-kill shelter called Second Chance Adoption, along with a veterinarian/spay-neuter clinic. More than 800 dogs and cats are re-homed every year thanks to their efforts. “We are so grateful to pet-loving companies Taylor Morrison and Christopher Todd Communities for their generous support of our efforts. We’ll be able to feed 200 dogs for a year with the funds they have given us,” said Valerie Bliss, Development Fund Director. In presenting the check to the Humane Society, Christopher Todd Communities CEO Todd Wood noted “Pets are family. All of our innovative rental homes have pet doors and private backyards to keep Fluffy happy, along with a community Bark Park for doggy socialization. We’re pleased to support the Humane Society as they engage in the same mission to provide good homes for four legged friends.”

Taylor Morrison and Christopher Todd joined forces several years ago with Taylor Morrison serving as land sourcer, developer and builder, and Christopher Todd Communities providing its successful brand playbook that includes best-in-class community design details, asset management consulting and the promise of A New Way To Live®.

“This community hits the mark for a broad array of consumers seeking the convenience of a rental with a lifestyle not found at traditional apartments,” said Taylor Morrison Build-To-Rent National President Darin Rowe.

Comprised of well-appointed single-story, pet-friendly smart homes, the communities are less dense than typical garden-style apartments, with no one above or below, no stairs to navigate and private backyards that provide personal space and an improved sense of wellness.

“The strategic location provides a diverse rental housing option for our young professionals,” said Taylor Morrison’s Vice President of Land Acquisitions Nicholas Gluckman, who oversees the Florida market. “Additionally, this project will offer a Class A living experience for our millennial and boomer populations, which we anticipate will grow substantially in coming years within the existing Manatee County submarket.”

Initial leases at Christopher Todd Communities At Artisan Lakes are targeted for mid-2023.

In addition to Tampa, land sourcing efforts are underway in other parts of Florida as well as Arizona, Texas, and North Carolina with other expansion market announcements planned for this year.

“Christopher Todd was an early innovator in the Build-To-Rent luxury living niche, creating A New Way To Live® with our resort-inspired communities,” said Wood. “Our strategic partnership with Taylor Morrison allows us to deliver the experience to more people in new markets across the country.”

Land Planning and Engineering is provided by Atwell, LLC. Taylor Morrison is currently seeking additional properties for development throughout the Florida market. Please contact Nicholas Gluckman (ngluckman@taylormorrison.com) at Taylor Morrison regarding such opportunities.
